An evaluation of the feasibility of setting up a Holiday rental property business in Bristol for Families and professionals to rent

The purpose of this Enterprise project is to critically evaluate the hospitality and tourism industry to assess the feasibility of launching a new serviced apartment business in Bristol, a city in the South West of England. Offering services to both corporate and leisure travellers within the UK and from overseas, with the ability to accommodate for short or long stay preferences. In a 2015 quality of life survey, the proposed business location is rated highly with regards to satisfactory level of living, working, being outside after dark, the green environment as well as the quality of outdoor events Bristol has to offer (Bristol City Council, 2017). In addition, Bristol has a feeling of belonging with its ‘own distinctive identity’ (Visit Bristol, 2018). To begin this project, a thorough analysis of the market environment was carried out via a literature review using journals, books, articles, statistical analysis databases and relevant online sources. The core motive was for the author to critically assess the environment to better understand the gaps in the business proposal and whether there is a place in the market for a new start-up in the serviced apartment sector. Alongside the literature review, the author has undertaken primary research to fill the holes identified in the review, by conducting an online questionnaire and interviews to better comprehend the potential consumer base and business requirements. Based on sufficient information about the chosen industry sector, the author was able to develop and business plan that provided adequate knowledge about the project concept, marketing strategy, legal obligations, financial profitability over three years, the macro-environmental impacts as well as, the organisation’s internal and external capabilities via SWOT and PESTEL analysis. In addition, the author will also use the business plan to determine whether the initial aims and objectives are established to conclude, evaluate and make recommendations about the proposed business idea to clarify any changes or future developments.
